Terms and Conditions

Each reservation is subject to the General Terms and Conditions for the Hotel Industry.



House rules:

1.1 De Waldvilla only accepts reservations from persons who are 18 years or older. Reservations by persons younger than that age are therefore not valid.

1.2 De Waldvilla reserves the right, without stating reasons, to refuse deviating reservations, in particular groups, or to impose special conditions.

1.3 If De Waldvilla processes your reservation, De Waldvilla will send you a confirmation, also an invoice, within 14 days after the reservation has been made. You must check this for correctness immediately upon receipt. Any inaccuracies must be reported immediately to De Waldvilla.

1.4 If you do not receive a confirmation/invoice within 14 days after making the reservation, you must immediately contact De Waldvilla, failing which no claim can be made on the reservation.

1.5 An agreement is concluded between you and De Waldvilla when De Waldvilla has confirmed the reservation to you.


2.1 In addition to the rental price, you/the tenant also owe tourist tax.

2.2 The contribution of the tourist tax is determined by the municipality. You/the tenant owe De Waldvilla at all times the applicable tourist tax rate set by the relevant municipality.


3.1 Within 10 days after making a reservation you must make a deposit of 20% of the total amount to be paid. For reservations within 8 weeks before the day of commencement of your stay, the full amount must be paid in one go.

3.2 The remaining amount of the rent must be received by De Waldvilla no later than one day before the day of commencement of the stay in De Waldvilla as stated in the confirmation of the reservation.

3.3 For reservations made within 30 days before the start of your stay, the total amount to be paid must be paid immediately with the reservation. In the absence of payment in accordance with the above, De Waldvilla can deny you the use of the accommodation. If it later turns out that you had given a payment order, but the amount had not yet been credited to De Waldvilla's bank account upon arrival, the overpaid amount will be refunded afterwards.

3.4 In the event of late payment of the amounts invoiced to you, you will be in default immediately after the payment term has expired. If (timely) payment is not forthcoming, De Waldvilla is entitled to dissolve (cancel) the agreement. In any case, De Waldvilla has the right to charge cancellation costs per accommodation.


4.1 The rented accommodation can be occupied from 3 p.m. to 8 p.m. on the agreed day of arrival as stated on the booking confirmation. On the agreed day of departure as stated on the booking confirmation, the accommodation must be vacated before 10:00 am.

4.2 If the use of the accommodation is terminated earlier than on the agreed date as stated on the confirmation of the reservation, the tenant is not entitled to a refund of (part of) the rental price and/or costs by De Waldvilla. If you have taken out travel insurance and you meet the conditions set by the insurance company, you can submit a claim for early termination of your stay directly to the insurance company.


5.1 In accordance with local regulations, all guests are required, if requested, to identify themselves at 'check-in'. If the guests cannot show proof of identity, De Waldvilla can decide not to accommodate the guests.

5.2 Each accommodation may only be occupied by the maximum number of persons stated on the website of De Waldvilla for the relevant accommodation. It is also strictly forbidden to receive visitors from outside in the apartments.

5.3 To carry out necessary maintenance, you will allow work to be carried out on the accommodation or other facilities during your stay, without any right to compensation.

5.4 The tenant must deliver the accommodation broom clean (so: do not leave dirty dishes, clean kitchen and refrigerator, place garbage bag in the container).

5.5 In case of violation of the rules included in these General Terms and Conditions, De Waldvilla has the right to remove you, the tenant and any other user immediately, without refund of the rent or part thereof.

5.6 If owner Waldvilla has a serious suspicion that the tenant of an accommodation is acting in violation of the law and/or public order and/or good morals, owner Waldvilla is authorized to gain access to the accommodation.

5.7 the use of a bbq is only allowed in the shared garden after consultation.


6.1 Pets are only allowed in the accommodation after consultation.


7.1 The tenant/user and those accompanying the tenant are jointly and severally liable for damage due to breakage and/or loss and/or damage to inventory and/or accommodation. Any damage must be reported immediately by the tenant to De Waldvilla and immediately compensated on site, unless the tenant can demonstrate that the occurrence of the damage is not due to the fault of himself, other users or one of the members of his company.


8.1 Depending on the accommodation, De Waldvilla offers the tenant/user and those accompanying the tenant access to the internet via a WiFi network.

8.2 The lessee is responsible for the correct use of the internet as well as the necessary hardware and software, configuration, peripheral equipment and connections to support it and measures to protect the computer or operating system.

8.3 De Waldvilla is not liable for damage as a result of the use of the internet or as a result of disruptions in the network.

8.4 The tenant/user and the person accompanying the tenant must behave when using the internet as may be expected from a responsible and careful internet user, must respect the legal rules and refrain from behavior that would cause inconvenience to other internet users. however, where damage is caused to Waldvilla in the broadest sense of the word. The tenant/user and those accompanying the tenant will refrain from visiting websites that are of an unlawful nature or that are inconsistent with De Waldvilla's reputation as a provider of accommodation.

8.5 In the event of nuisance from third parties and/or (other) internet abuse by the tenant/user or those accompanying the tenant, De Waldvilla has the right to block access to the internet, whether or not completely, without further notice. .

8.6 The tenant indemnifies De Waldvilla against claims from third parties for compensation of damage that these third parties could (attempt to) recover from De Waldvilla in any way, insofar as this claim is based on the use made by the tenant/user and the person who accompany tenant, of the Internet is made.


9.1 De Waldvilla may require a deposit from you at the start of your stay. The deposit is 250 EURO per accommodation and must be paid on site.

9.2 The deposit serves to guarantee damage and / or costs - in the broadest sense of the word - that De Waldvilla may suffer in the event of non-compliance with the obligations of the tenant / user and those accompanying the tenant.

9.3 In the event that the deposit is not paid immediately, De Waldvilla is entitled to deny the tenant and/or other users access to and use of the accommodation.

9.4 If you fail to pay the deposit, De Waldvilla is also entitled to dissolve (cancel) the agreement with immediate effect.

9.5 The deposit or any remainder thereof will be refunded to the tenant and/or users after settlement of claims (damage to inventory/accommodation and/or other costs) of De Waldvilla. Any (further) claims for compensation will not be nullified by this refund.


10.1 Within 14 days of making the reservation, the reservation can be canceled free of charge unless the cancellation is made 30 days or less before the start of your stay. If a payment has been made with a voucher, you will receive a new voucher for this.

10.2 If a reservation is canceled within 30 days before the start of your stay, cancellation costs are due. These cancellation costs are the full total amount if canceled from the 30th day before arrival or later.

10.3 If you have not arrived within 24 hours of the agreed date without further notice, this will be regarded as a cancellation. In that case you owe the full total amount.


11.1 In the event that De Waldvilla is temporarily or permanently unable to perform the agreement in whole or in part due to force majeure, De Waldvilla can submit a change proposal within 14 days after it has become aware of the impossibility of complying with the agreement ( for other accommodation/other period etc.). The suspension of the fulfillment of the obligations by De Waldvilla is permitted if circumstances beyond the control of De Waldvilla arise. De Waldvilla will under no circumstances be obliged to pay compensation for any damage or costs.

11.2 Force majeure on the part of De Waldvilla exists if De Waldvilla is prevented from performing the agreement in whole or in part, temporarily or otherwise, due to circumstances beyond the control of De Waldvilla, including blockades, fire, floods and other malfunctions or events.


12.1 De Waldvilla has the right at all times to terminate the agreement with immediate effect if personal details of you and/or other users are provided incompletely and/or incorrectly when booking. In such a case, no refund will be made of the rent or part thereof.


13.1 De Waldvilla accepts no liability for theft, loss or damage of or to goods or persons, of any nature whatsoever, during or as a result of a stay at De Waldvilla, unless there is intent or gross negligence on the part of De Waldvilla.

13.2 De Waldvilla is not liable for malfunctions in the service or defects in services provided by third parties.

13.3 You/the tenant and each user are jointly and severally liable for all loss and/or damage to the rented accommodation and/or other property of De Waldvilla arising during its use by you and/or other users, regardless of whether this is the is the result of acts or omissions of yourself and/or of third parties who are in the Waldvilla with your permission.

13.5 In the event of incorrect use or incorrect leaving behind, including but not limited to excessive pollution, of the accommodation, additional costs will be charged, which you are then obliged to pay immediately.


14.1 Despite the care and effort of De Waldvilla, you may be of the opinion that you have a justified complaint with regard to your holiday accommodation. You should initially report this complaint on site and directly to the owner. If the complaint is not handled to your satisfaction, you have the right to submit the complaint to the competent court according to the law.


15.1 You are responsible for having the valid travel documents required for your trip to Austria. De Waldvilla accepts no liability for the consequences arising from not being in possession of the correct travel documents.
